Realising land value is the holy grail of property development especially when developing industrial assets, due to the often complex ground conditions of industrial sites.  The importance of environmental due diligence and sustainable development of land is critical to ensure return on investment. 

Traditionally, investors buy land, conduct decontamination works and build assets to take to market. Indeed, Paragon successfully delivers this model for many of our clients. However, Paragon is also working on a number of development projects taking a different approach. Instead of building assets, our team are project and cost managing the remediation of contaminated land with schemes involving significant intervention including the creation of new river courses and drainage, together with new access roads and complex new utility supplies. Our team is also advising on achieving best value in the import and export of fill material required to create suitable and sustainable development platforms. Once remediated and enabled, the land has been packaged into development platforms to be sold to developers to cater for a mix of industrial, residential, commercial and retail uses. This alternative project and cost management skillset is enabling investors to realise land value and manage the risk profile of their investment.
